Why apartments are different

Apartment properties are the hardest residential-adjacent sites to plow well, for one structural reason: the cars never leave. A single-family driveway empties at 7 a.m. and can be cleared in one pass. A resident lot is full at 3 a.m., full at noon and full at 6 p.m., so the first pass only ever gets the lanes and the empty stalls, and the rest has to be recovered later without towing anyone.

That is why relocation planning matters more here than raw plowing capacity. Every property has a finite number of stalls, and every storm converts some of them into a snow pile. Decide in October which corner absorbs the piles and which stalls are sacrificial, and March arrives with the lot still usable. Skip that conversation and by mid-February you are fielding calls about parking, not snow.

What goes wrong without a plan

  • Residents leave cars in the lot, so a single pass is never enough
  • Dumpster enclosures and hauler access get plowed shut
  • Stairwells and breezeways are where the falls actually happen

What the contract actually specifies

  • Two-stage clearing: lanes and open stalls first, occupied rows recovered on a marked follow-up pass
  • A resident notice template for the leasing office, so people know which row is being cleared and when
  • Dumpster pads cleared to the hauler's schedule rather than ours, since a buried enclosure means a missed pickup
  • Stairwells, breezeways, mail areas and laundry-room approaches on a dedicated hand-crew rotation
  • North-facing walkways on the ice-control list by default — they refreeze first and generate most claims

What the program covers

  • Drive lanes and resident parking, with a marked relocation plan
  • Dumpster pads kept open for the hauler's schedule
  • Leasing office and model-unit entries cleared first
  • Stairwells, breezeways and mail areas by hand crew
  • Ice control on the shaded north-side walks that refreeze first

What moves the price on a apartment site

  • Unit count and stall count, which together set how many recovery passes an event takes
  • Linear feet of stairwell, breezeway and walkway needing hand work rather than a machine
  • Whether the property has anywhere to stack, or whether snow has to leave the site by truck

The documentation half

Every visit is GPS-logged with arrival and departure times, the areas cleared and the material applied. That record is what settles a slip-and-fall argument, and it is the part most vendors cannot produce.

Apartments questions

How do you clear stalls that always have cars in them?

In stages, with the leasing office giving residents notice of which row is next. We clear lanes and open stalls first so the property functions, then recover occupied rows on a follow-up pass. Nobody gets towed on our say-so.

Who is responsible if a resident slips on a walkway?

The liability sits with the property, which is exactly why the walkway scope and every ice application are logged per visit. That record is what your carrier and your attorney will ask for, and most apartment claims turn on whether it exists.

Can you keep the dumpster enclosure open for our hauler?

Yes, and we schedule around the hauler's pickup days rather than our own route order. A plowed-shut enclosure is the single most common reason a property misses a collection after a storm.

Ready for winter?

Don’t wait for the first blizzard. Secure your snow removal contract today and guarantee your property stays clear and safe. Nothing is charged until the first plow drops.
